    Private house sale

    Has anyone got first hand experience in selling their own property and is willing to share tips and advice. ?

    Whack it on Trademe and realestate.co.nz and get a good conveyancing lawyer who can draw up the paperwork when needed. Not the same I know, but we just brought ten acres of bare land privately and the dude that was selling it was so organised we had the contract from his lawyer in twenty four hours, counter checked by ours and signed by us in another 24 hours and was a done deal (settled) in about ten days.
    It takes 43 muscle's to frown and 17 to smile, but only 3 for proper trigger pull.
    What more do we need? If we are above ground and breathing the rest is up to us!
    Rule 1: Treat every firearm as loaded
    Rule 2: Always point firearms in a safe direction
    Rule 3: Load a firearm only when ready to fire
    Rule 4: Identify your target beyond all doubt
    Rule 5: Check your firing zone
    Rule 6: Store firearms and ammunition safely
    Rule 7: Avoid alcohol and drugs when handling firearms

    Yip we did ours on trade me as well, sold it within two weeks. Pretty easy process, just have a good lawyer to sort the legal stuff. I would do it again and it will save you thousands.

    yes do it your self. I don't know why anyone uses agents anymore. I did it a few years ago and it was fine. Some potential buyers were a little wary but the guy who bought our house didn't take too much convincing. You can advertise open homes on trademe and buy good custom signs as well. Go for it and buy a new rifle with the money you don't give the agent.

    Where to from here is very much an unknown right now Ryan. Unlikely to be 09 land, but one never knows.
    As for spare $$$ left over for a new toy or two..................very doubtfull under the circumstances

    Well is it just your name on the title or both of you, or a trust? If just you she has no rights to be involved in the actual sale.
    Similar slight of hand is you find a buyer, you sell first to a friend for less, he on sells to the buyer at the agreed price, you pocket the difference.
    That way makes it easier for the final buyer to get their full mortgage.
