    If you need some bedtime reading to put you to sleep, this doc explains the objectives of the various provisions to the building code.     And this doc, which used to have to pay for is now free, will tell you how to build a compliant timber framed building - ok if you are reasonably technically minded, but not for everyone.

    I thin the main things to think about which may not be at the front of people's minds is bracing (for wind/earthquake - floor, walls, roof), wind uplift on roof (they tend to act like an aeroplane wing and want to lift off!) and often missed, internal moisture (even with just a couple of folks sleeping inside, can get damp - potentially cause rot, black mold, etc).

    Internal moisture, key is to keep your insulation dry, and good ventilation. A fire helps too. Preferably one that stays in the fireplace... Tin walls are cheap and durable, but also good at getting dew on the inside. Vertical corrugate helps provide an air gap and building paper to keep the tin off the insulation. Lining with ply can double as providing the bracing for the walls. That'll do for now.

    For saving some dosh, make a rough plan but do final design around 2nd hand windows/doors, not sure what its like up there but there a few places in Chch that sell 2nd hand joinery, now also getting some double glazing there. My greenhouse has a 3.6mx 1.4m double glazed window on the north side cost me $150 as the window catch was broken...

    Not sure what elevation you are at, and how exposed, but remember even double glazed windows are like a hole in a wall heat-wise compared to an insulated timber wall (but may not be an issue). Also are sandflies/mozzies likely an issue? Some windows are a pain to fit mesh screens to.

    Insects, I'm actually not sure yet but guess I'll find out in short order. I expect not too bad, given the general area but we will find out I guess!

    I’ve got a bush block that I have a shipping container on. Pretty secure and it’s a good platform to add to.

    last time I spoke to me old Koro at Tuai he said deer everywhere I see a block for sale near Makapua station and a farm near Tuai just near Piripaua but lotto has said no - who has Kaye Foots old place up against Ngamoko or is she still around - used to be quite a few on there - hunted Waihi station way back late sixties- that had some deer on it

    I’m pretty sure Kay Foote is still around. I just hunt the park and there’s plenty of deer around.

    Try where my old place used to be just before you get to where the lake house used to be is what we called the farm- they had dairy cows on it when the lake house was going - there was a house there I lived in it for 5 years - that house is now the office at the HQ - - there is now effluent ponds there - there is also a lot of grass and some of it hidden from road especially to the south - used to be a horse paddock - always got deer there in spring

    dead right spring I used to pick up a few on the black beech track between the HQ and the motor camp- they would be on their way down to the big flat alongside the road

    Technically it's second hand the moment it leaves the forest haha. They hate that argument...

    I'd add half the materials can't last 50 years anyway.

    This stupidity drove us insane, as the quality of the crap coming off the Mitre10 racks was way inferior to the slow growth doug fir 6x2s we had stashed. But no, it doesn't have the pink wiggly line on it. Then came the argument about our Universal beam portals. 30 year old Aussie made universal beams with no rust, but no...can only use cheap chinese steel beams where you can almost see the backed bean cans in the metal..... Grrrr!
